"Based on a true story" is a funny little phrase that Hollywood uses to freak people out, but its meaning is vague. There was a couple called the Warrens, and they did claim to investigate hauntings, but that doesn't mean anything interesting happened. They made lots of money off of the books and movies based on their stories, so make of that what you will.
